Every Vacant Day Costs You Money
For a landlord, the days between one tenant moving out and the next moving in are pure cost. The mortgage, taxes, insurance, and utilities keep running while the unit earns nothing. Cleaning is one of the last steps before a rental can be photographed, shown, and leased, so how quickly and how well it gets done has a direct effect on your vacancy time.
We see this from both sides. Allens Landing Cleaning is part of Allens Landing Group LLC, which owns and manages its own rental properties. This guide covers what we have learned about getting a rental from move-out to market-ready.
What a Rental Turnover Clean Should Include
A turnover clean is a full move-out clean of an empty unit. It goes well beyond a standard house cleaning:
- Kitchen: inside and outside of the refrigerator, oven, dishwasher, and microwave, cabinet and drawer interiors, counters, backsplash, and sink.
- Bathrooms: toilets, showers, tubs, vanities, mirrors, fixtures, cabinet interiors, and floors.
- Throughout the unit: baseboards, door molding, doors, light switches, doorknobs, windowsills, closets, and every floor surface.
See the full scope on our move-in and move-out cleaning page, or the room-by-room move-out checklist.
Get the Order Right
The most common turnover mistake is cleaning too early. Repairs, paint, and flooring work create dust that undoes a fresh clean. A smoother sequence looks like this:
| Step | What Happens |
|---|---|
| 1. Move-out walkthrough | Document the unit's condition with photos before anything changes. |
| 2. Repairs and paint | Handle maintenance, touch-up paint, and any flooring work. |
| 3. Turnover clean | A full move-out clean once the trades are finished. |
| 4. Photos and showings | List the unit while it looks its best. |
Document Everything
Good records protect you if a deposit is disputed. Take dated photos at move-out and again after the turnover clean. Our team works from a standardized checklist on every job, and a checklist is left documenting which areas were serviced, so you have a record of what was done and when.
What Prospective Tenants Notice First
- The kitchen. Inside the oven and fridge is the first place many renters look.
- The bathrooms. Soap scum, hair, or water stains make a unit feel neglected.
- The smell. A clean, neutral smell matters more than most landlords expect.
- Floors and baseboards. Dust lines and scuffs show up in listing photos.
A unit that shows well tends to lease faster, and it sets a clear standard for how you expect the next tenant to leave it.
Tips for Faster Turnovers
- Keep utilities on through the cleaning date. The team needs water and power.
- Provide reliable access with a lockbox or door code so scheduling is not tied to someone meeting the crew.
- Book the clean as soon as you know the move-out date, then adjust if repairs run long.
- Set expectations in the lease about the condition you expect at move-out.
- Use one checklist per property so every turnover is done the same way.
A Cleaning Partner That Thinks Like an Owner
Because we own rentals ourselves, we understand that a turnover is about speed, consistency, and a unit that is ready to lease. Every turnover follows the Yellow Rose Standard, and you work directly with the owner, not a call center. We serve landlords, investors, and property managers across the Greater Houston area from our base in Friendswood, including Pearland, League City, Clear Lake, Webster, Dickinson, and Kemah.
